Re: Amortized Engine Order

Hi Josh, Here is the link to the Fannie Mae Deed of Trust, which is by far the most common in California: https://singlefamily.fanniemae.com/media/document/doc/california-security-instrument-form-3005-word See Section 2 "Application of Payments of Proceeds". Another checkbox seems appropri...

Re: Amortized Engine Order

Hi Josh,

My loan documents, which are the uniform Fannie Mae mortgage documents, require payments to be applied to: interest due, then principal due, then escrow, then fees, then any unpaid principal balance.

How can I properly apply payments in this order using Moneylender?

Thanks,
Mark

Calculations for a fully amortized mortgage

Hi Josh, I have a 30-year fully amortized mortgage loan that amortizes on a predetermined schedule. Even if a payment is many months late, interest on the portion of the principal due ceases to accrue on the due date of the payment. (i.e. late payments do not affect amortization) What loan settings ...

Re: An unpaid late fee is causing unwanted late fees for subsequent due dates...

Hi Josh, Thanks for your always thoughtful replies. I think what I'm describing is actually "more often than not" rather than an edge case. Most of my borrowers are about 25 days behind. That is to say that on the 25th I receive checks that were due the 1st. So every month they miss the gr...

Re: An unpaid late fee is causing unwanted late fees for subsequent due dates...

Hi Josh, In California lenders are not allowed to cascade late fees on mortgage loans. So if a borrower is habitually one month behind, there will only be one late fee for that first missed payment, which may have been years ago. I've played around with the settings and not found a way to disable th...

Re: Exporting payments to a Quickbooks compatible format

Hi Josh, All very sage advice. Thank you. I really love Quickbooks (crazy, right?, cause it kind of sucks in many ways). But it forces me to keep my bookkeeping in line with "best practices". That said, I believe in my heart that it's time to "let it go". I'm just having a hard t...

Re: Exporting payments to a Quickbooks compatible format

Hi Josh, I just typed a 500 word reply that got chewed up and spit out by the forum software. That's the first time that's happened to me in like 5 years so this is the Cliff's notes version of how I solved this. I export 4 different reports as CSV's then combine them into one CSV then convert them ...

Re: Exporting payments to a Quickbooks compatible format

Hi Josh, I confirmed that it is not possible to import any type of transactions , such as checks or payments, into QB desktop using CSV or XLS files. It is only possible with IIF or QBJ files. CSV and XLS files are only for Quickbooks "lists". I tried a piece of software called GJE https:/...

Re: Exporting payments to a Quickbooks compatible format

Hi Josh, I had already visited that link prior to posting and I downloaded the toolkit, which is just PDF instructons and sample files. I worked through the process outlined in the toolkit and it's apparent that imporing general journal entries (or other transactional data) from CSV or XLS into Quic...
